Ottawa neighbourhoods offer distinct lifestyles for homebuyers
The Glebe, Alta Vista, Orleans, Barrhaven and Manotick each appeal to different priorities, from walkability to space.
OTTAWA · Ottawa's best neighbourhoods cater to different lifestyles, from walkable urban centres to quiet suburban streets and spacious village settings. The Glebe, Alta Vista, Orleans, Barrhaven and Manotick each offer distinct advantages for homebuyers, according to a market overview. The city's economy has diversified beyond government into technology, defence, health care and education, providing employment clusters across the region. Major public investments in transit, a new hospital campus and the Parliamentary Precinct are also shaping where people live and work.
"Ottawa combines a broad employment base, major public investment and easy access to green space," the overview states. Jobs, shopping and services are no longer concentrated downtown, giving buyers more flexibility to choose a location based on their work and routine. The Ottawa Real Estate Board reported higher inventory and softer sales in September compared to a year earlier, suggesting buyers may have more choice in some parts of the market. The Glebe is highlighted for its walkability, with Bank Street offering cafes, restaurants and shops alongside parks and the Rideau Canal. "Homes here tend to command a premium, but buyers are getting an established residential neighbourhood close to downtown where the car does not have to be part of every errand," the overview notes. Alta Vista offers a quieter, established residential setting with mature trees and detached homes, and its proximity to The Ottawa Hospital's General Campus and CHEO is practical for health care workers.
Orleans appeals to buyers seeking more housing choice for their budget, featuring townhomes, detached homes, schools, parks and large shopping areas. REMAX has previously identified Orleans among the more affordable Ottawa neighbourhoods with good housing supply. Barrhaven is a strong option for those preferring newer housing and the convenience of a large suburban community, with a mix of townhomes and detached homes alongside schools, recreation and shopping. Manotick offers a different pace with its village centre, Rideau River setting and larger properties. REMAX Canada's 2026 Ottawa luxury market report identifies Manotick among the region's affluent areas. The trip downtown is longer, but that may matter less for those working remotely or valuing space, quiet and river access. The overview points to relatively balanced market conditions expected in 2026, with continued activity at the higher end and condos providing an entry point for budget-conscious buyers. Ottawa's extensive network of parks, trails and waterways provides ample outdoor opportunities without leaving the city. The region's bilingual character and connection to Gatineau, along with national museums and festivals, contribute to a distinct cultural identity. For families, neighbourhoods like Alta Vista, Orleans and Barrhaven are often considered, depending on preferences for established streets, newer housing, schools and parks.
